A premises liability accident is when a person gets injured on another party’s property. When this happens, as long as the injured party is not a trespasser, Illinois law allows the injured party to sue the owner of the property for being responsible for negligence and causing their injury and any damages that occurred. There are various types of responsible parties in premises liability cases. One of them is known as a property manager.

A property manager is an individual or a management company that is hired by a property owner to maintain a certain property. They should be maintaining every aspect of the building for optimal safety; hallways, sidewalks, individual units, and more. Invitees and licensees are owed the highest duty of care and the second highest duty of care, respectively. When the property manager breaches this duty and someone is injured, they can be held liable for negligence. This may depend on the terms of the property owner and property manager or management company’s agreement.
